Based on their competition-winning design HOLODECK architects developed an urban design that reinterprets and increases the density of Breitensee, a historical inner city industrial location that had developed gradually. Transforming a place once devoted solely to production into an area with a mix of commercial uses presented the architecture with a structural challenge and called for a specific approach. The aim is, by implementing a new building, to strengthen the heterogeneous existing fabric and give it greater coherence.

The brick façade is reminiscent of the fact that the “Telefon-Actiengesellschaft” (“Telephone Stock Company”) once had its production site here. The old building substance was kept in its fundamental structure during the renovation and additions. The newly constructed building sections and structures form a clear contrast – for example because they are black as opposed to the white of the old building –, yet also constitute a coherent entity. In 2013, the commercial park was opened, boasting 15‘000 revitalised and 10‘000 newly constructed square metres. The charm of industrial architecture from the Gründerzeit era meets innovative industrial design of the 21st century. There is enough space for offices (with terraces), studios, storages, and workshops. Technology, graphics, design, and media businesses work side by side in an intelligent and functional industrial complex with an urban flair.

A two-storey superstructure was added to this Gründerzeit commercial/industrial building as an independent, horizontally oriented element. The addition consists of a highly insulated, systematised post-and-beam steel structure specially developed for this project. The different metal and glass infills make for a lively and plastic street front.
