gebaut “Simply 11” was conceived as part of the urbanistic pioneer project “Mehrwert Simmering“. The development complements the adjoining “Marximum” business park, a condensed urban space with high-quality open zones. One key motif of the concept was to provide space-optimised circulation and access routes for individual housing sections. Inter-storey voids enhance the utilisation quality of the semi-public areas. Each flat enjoys a private open space facing south or west; a wide range of verandas and loggias with sliding glass doors, roof terraces and tenant gardens directly adjoining flats is available.
